Santa Clara at the Bottom of Forbes List

Everyone wants to be in the Top 10…except on Forbes list of most overpriced homes.

This newly updated list features Kissimmee/Orlando, Florida as #1.

To find the cities with the most overpriced homes, they ranked the 40 largest Metropolitan Statistical Areas--geographic entities defined by the U.S. Office of Management and Budget, for use in collecting statistics.

Using data provided to Forbes by Altos Research, a Mountain View, Calif.-based real estate research firm, each metro area was ranked on the following:

1) percentage of homes that had seen price reductions, an indicator of inflated pricing;

2) the median number of days spent on the market (the longer homes stay on the market, the more likely they are to be overvalued);

3) and the ratio of median list price (or asking price) to median absorbed price. As an indicator that other previously overpriced areas have evened out, Las Vegas, Sacramento and San Francisco are all at the bottom (#37-40) of the list.

Imagine my relief as a real estate consultant who specializes in selling homes in San Jose, Santa Clara, Sunnyvale, Saratoga, Los Gatos & Campbell, to find out the great news: Santa Clara is near the bottom! We're number 38! Yay! (Only two areas were lower than us).

Since my blog about passing the 100-post milestone, I’m happy to report this is my 200th blog post on ActiveRain.

What’s happened between 100 and 200?

Since I posted my 100th blog on October 15, 2009, in less than 2 months I’ve

1) Moved up from somewhere in the 500 zone to being in the Top 200 AR bloggers in my state (California, the most populous state in the nation-and FULL of RE agents! As in 24,591 on AR)
2) Upped my ranking in Santa Clara County to #6 (out of 1081 agents-as I was writing this, 2 more joined, it’s now 1083 agents in Santa Clara County)
3) Become the #2 Featured Agent in San Jose (out of 556)
4) Seen my Google ranking rise on October 27th to the Top 10 position in 2 different target markets (Cupertino homes for sale, Saratoga homes for sale) and Top 20 position for San Jose homes for sale)
5) Presented a Webinar at the inaugural Virtual Real Estate Bar Camp on It’s Raining Blogs: How to be an ActiveRain Rainmaker, and why agents should blog and be on Active Rain.

An Honest Gardener Named Jose Acosta Made My Thanksgiving Holiday

“Where did I put it?” For hours, I’d been searching the usual places I set my REALTOR® photo ID card and badge holder necklace which also holds my professional identification, debit and credit cards—my desk, my charging station, the car, and next to my bed. No luck.

I was supposed to be packing for our annual family reunion Thanksgiving trip to Disneyland but the mounting anxiety prevented me from moving forward. I kept fussing and double-checking the same places, and then looking in odd ones—my library book bag, the bathroom, the office.

Finally, I began retracing my steps from when I last remembered I had it the night before. I went back to my house, no luck. I went to our neighbor’s house, no luck. As I was sitting in front of their house in my car, forcing myself to praise God in advance for answering my prayer to find it before we had to leave in the next two hours, my phone rang.

“This is Jose Acosta of Acosta’s Gardening Service. Is this Michelle Carr Crowe?” When I responded with a yes, he said the magic words I’d been praying to hear. “I found a wallet with your card and information in it.” He kindly gave me his address and said I could come pick it up from his home that night. He performs the gardening service for a neighbor of ours and had found it in the street where I’d parked my car the night before. Although I had lots of useful info in it, my home address wasn’t in there.

Jose Acosta’s honesty in reporting he found my case, and especially his timeliness in calling me as soon as he’d gotten home from work, truly made my Thanksgiving holiday. His integrity saved me from further anxiety and wasted time, and allowed me to complete my packing in peace, and fully enjoy a long-anticipated family reunion in Disneyland.

This December 12th, Silicon Valley joins Wreaths Across America to honor fallen soldiers with their annual laying of the wreaths ceremony. A non-profit organization honoring both active and fallen soldiers, Wreaths Across America started in 1992 and has grown to 350 participating locations. It first began at Arlington National Cemetary. It’s Raining Blogs…I Mean Meteors…Catch God’s Big Show at 1:00 am, Nov. 17 & 18

Tonight and tomorrow night, God and nature are putting on a free show, the Leonid meteor shower. Like me, try to take a nap during the day so you can stay up to see the fun.

Created by Comet Tempel-Tuttle, the Leonids are an annual event, usually seen in late fall. (Note: Some earlier Internet postings incorrectly attributed it to the Comet Swift-Tuttle.) Each time the Leonid meteor shower passes through the inner solar system it sprinkles debris, (mostly ice and rock), varying in size from as large as a standard marble to as small as a grain of sand.

"We're predicting 20 to 30 meteors per hour over the Americas, and as many as 200 to 300 per hour over Asia," said Bill Cooke of NASA's Meteoroid Environment Office.

According to experts like Cooke, the best time to watch will be from 1:00 am PST through dawn each day. The good news is this year it occurs close to the New Moon phase, enhancing visibility.
Meteor showers are named by the constellation from which meteors appear to fall, a spot in the sky astronomers call the radiant; for example, the Perseid meteor shower’s origin appears to be located near the Perseus constellation, the Leonid’s near Leo (aka the Lion).
This year’s Leonids are reputed to be especially interesting due to its various colored hues, ranging from the usual white or silver to aquamarine or blue.
Tips for viewing:
1) Take at least a 1 hour nap during the day.
2) Go to the bathroom before you leave for your stargazing destination.
3) Find a safe, dark place to watch, one not subject to an onslaught of headlights.
4) Dress warmly with several layers, as well as gloves, hat and overcoat.
5) Bring a bottle of water, and a thermos of hot chocolate, coffee, tea or soup, plus a small snack.
6) Bring a blanket (preferably with a waterproof layer on one side to put on the ground) or a comfy reclining camp chair, PLUS a blanket to snuggle under.
7) Sit or lay back and relax your eyes to maximize your peripheral vision.
8) ENJOY!

For maximum enjoyment, allow at least one hours for viewing; the first 15 minutes will be spent acclimating your eyes to the darkness, then give yourself at least 30 minutes to view. If meteors are falling at 20 per hour, that’s about 1 every 3 minutes; at 30 per hour, that’s 1 every 2 minutes. Assuming you may miss about 20 percent due to looking in the wrong direction or closing your eyes, that means you may see as few as 8 or as many as 15 in 30 minutes.

Dear God…Please bless Noah Biorkman…

Does anyone remember the 1996 movie, “Dear God” starring Greg Kinnear?

In it, a cynical con man must take the only job he can get (in the dead letter department at the post office) as a condition of parole. While there, he finds out there is an entire bin of undeliverable dead letter mail, including dozens of “Dear God” letters. Some of it contains cash, jewelry and other goodies.

Although he initially intends to steal the unclaimed money and valuables from this undeliverable mail, he ends up having a change of heart and leads his colleagues in answering prayers found in the letters.

Most of the time when I receive an email request to send Christmas cards to a sick child or help find a missing child, I’m a bit cynical. I check it out first on Urban Legends or Snopes. About 90 percent of the time it’s either an urban legend or expired (e.g. the missing child was found 2 years ago).

So when my colleague Linda Gonzales sent a request to mail Christmas cards to Noah Biorkman, a young boy with neuroblastoma in Michigan, whose family planned to celebrate Christmas early this weekend, I checked it out first. To my pleasant surprise, it’s a legitimate request. There were links to the local radio station WYCD and Noah’s Care Pages. (The only hiccup was they already celebrated their family Christmas last weekend.)

What a week! Scott and I have had a hard time wrapping our brain
around how much support and compassion we have received from people
all around the world!!! Noah was the 17th most googled topic on
Thursday and 12th on Friday!! Unbelievable!!!!!!!

West San Jose Cupertino Schools Lynbrook High Homes MidWeek Update 11.12.09

Tax Credit and Unemployment Benefits Officially Extended & Expanded
The existing tax credit for first-time buyers, originally set to expire at the end of the month, has been extended, expanded and approved by the House, Senate and President Barack Obama. The new measure allows both first-timers and existing homeowners to take advantage of thousands in the form of a tax credit. All properties must close by the end of April.

The measure would continue giving an $8,000 tax credit to first-time buyers.
In addition, it provides a $6,500 tax break to qualified homeowners looking to move up OR MOVE DOWN to middle-market homes that cost no more than $800,000. This can be an important bonus for seniors.

The legislation also significantly raises the qualifying income levels to $125,000 for individual income tax filers and to $225,000 for joint filers.

Finally, the bill would extend unemployment benefits 14 more weeks nationwide and 20 more weeks in California and other hard-hit states. That would give the long-term unemployed nearly two years' worth of benefits.

Lost in the hoopla about extending and expanding the “up to” $8,000 credit for new homebuyers is the credit for existing homeowners. In my opinion, this can be “Senior Salvation” - a tax credit for move-DOWN Saratoga buyers.

I called my broker, my local real estate board, the California Association of REALTORS®, and even the IRS to ask my question: does this credit apply for move-down buyers?

So far the answer is, “As long as they qualify and have a tax to apply the credit to, it looks like YES.”

To summarize:
1. A first time homebuyer is one that has not owned a home for at least three years.
2. A repeat homebuyer must have owned their current home for at least five consecutive years out of the last eight years.
3. The maximum purchase price for the new home is $800,000.
4. If single, your earning maximum to qualify is $125,000; if married, it’s up to $250,000.
5. There's no gap between the prior deadline (November 30th) and the new credit period, which ends April 30th.
6. While you must be in a contract to purchase your new home on or before April 30th, you have until June 30th to close the transaction.
7. To prove you qualify, you'll need to attach proof of purchase to your tax return (most likely a HUD-1 or final closing statement).

Caveat: please, please check with your tax professional and attorney before making any real estate commitments.

However, this may finally be a tax credit that helps seniors who’ve lived in their homes for more than five consecutive years of the past eight.

For example, a senior couple selling a 1.5 million dollar single family home in Saratoga Lynbrook they’ve owned for the past 10 years, then buying a single-level 3 bedroom condo in San Jose for $650,000 not only get to keep their $500,000 tax-free capital gains benefit and transfer their tax basis, they can also now use up to $6,500 as a tax credit.

The existing tax credit for first-time buyers, originally set to expire at the end of the month, has been extended, expanded and approved by the House, Senate and President Barack Obama.

The new measure benefits a larger group of potential home buyers. It allows both first-timers and existing homeowners to take advantage of thousands in the form of a tax credit. All properties must close by the end of April.

The measure would continue giving an $8,000 tax credit to first-time buyers. In addition, it provides a $6,500 tax break to qualified homeowners looking to move up to middle-market homes that cost no more than $800,000.

The legislation also significantly raises the qualifying income levels to $125,000 for individual income tax filers and to $225,000 for joint filers.

Finally, the bill would extend unemployment benefits 14 more weeks nationwide and 20 more weeks in California and other hard-hit states. That would give the long-term unemployed nearly two years' worth of benefits.

Did you know there are at least 10 ways to make a difference in the world daily—even when you have no cash? It’s true, easy, and can be done in less than 10 minutes each day.

One is to simply smile, and be sure to give your smiles away. Everyone needs encouragement. Besides, it makes you look younger.

Whether you live in Cupertino, San Jose, Santa Clara, Sunnyvale or Los Altos, your property’s value benefits from being in the Fremont Union High School District (commonly referred to as “Cupertino Schools”). http://www.fuhsd.org
Today, Measure G is on the ballot. Below is a synopsis of the proposal. Basically, it is an extension of the existing parcel tax at the same amount of $98, which is set to expire, as well as an annual adjustment for inflation. The measure exempts homeowners who are seniors and/or disabled. Please remember to exercise your right to vote today!

NOVEMBER 3, 2009: MEASURE G

To provide stable, local funds needed to protect teaching positions, and assure that Cupertino, Fremont, Homestead, Lynbrook, and Monta Vista High School students are prepared to successfully compete for college admission, shall the Fremont Union High School District replace its existing, expiring parcel tax with a tax at the same annual rate of $98 per parcel to be adjusted annually for inflation, with all funds benefitting local high schools, and offering an exemption to seniors and the disabled?

According to information for the 2007-2008 Fiscal Year from the California Dept of Education, following is some basic information on district funding dollars per student as compared to all of California as well as other nearby districts with high-performing academic scores.

New Treats for Silicon Valley Home Buyers

By voting to extend the temporarily raised Fannie Mae, Freddie Mac, and FHA loan limits of $729,950 through 2010, Congress gave Buyers (and the U.S. economy which relies heavily on the housing industry) a great big treat. The present loan limits were set to expire at the end of 2009 and revert to previous lower limits of $417,000.
Due to extremely high costs of housing throughout Silicon Valley, especially West San Jose, Cupertino, Los Gatos, Palo Alto and Saratoga, as compared to the rest of the U.S., this good news is especially welcome.
Now buyers are waiting expectantly for one more piece of good news-for the federal $8,000 tax credit to be extended in some form past the current expiration date of Nov. 30, 2009.
The NATIONAL ASSOCIATION OF REALTORS® thanked Congress for its speedy action.
“NAR commends both houses of Congress for their quick action in continuing these higher limits during a time for recovery in the housing market and national economy. The higher limits, along with the home buyer tax credit extension, are necessary to keep the markets moving at this critical time,” said NAR President Charles McMillan.

“Home sales have shown significant movement upwards in the past six months and reduced inventory in some segments of the housing market, but not in all. Home purchases in the middle-income and higher brackets have not moved much, and those markets must improve before we can experience a fully sustained housing recovery. These higher loan limits will help motivate qualified home buyers to purchase in those markets,” McMillan said.

The resolution would extend the present conventional loan limits for Fannie and Freddie through the 2010 calendar year at 125 percent of local median home sales prices, up to a maximum of $729,750 in high-cost areas. The floor for FHA is $271,050; the floor for Fannie Mae and Freddie Mac conforming loan limits is $417,000.

The resolution now goes to President Obama, and he is expected to sign it today or Saturday to avoid an especially nasty trick in the form of government shutdown.

When I was younger and low on cash and seeking inexpensive entertainment, I remember people suggested seeing high school games, musicals or performances as a reasonable option to higher-priced professional events. Current economic times are causing me and others to get back to basics and re-visit this money-saving habit. So when my daughter invited me to see Cupertino High School’s Debut Choir Concert tonight, I said yes. I was even more thrilled once I heard the price!

Tonight I enjoyed a fabulous show featuring talent, poise and professionalism produced by the students at Cupertino High School—and it only cost $2! I have to compliment the students’ director Andrew Aron for his good-natured but firm and no-nonsense direction—to the audience to actually shut OFF their cell phones, behave appropriately (no “shout-outs”) and remove loud talkers from the auditorium.

Each of the four groups (Cantabile, Chorale, Cantos and Capella) performed a selection of classical, touching and at least one crowd-pleasing number. Cupertino High also boasts the only male choir in all of the Fremont High School District. Especially notable were Justin Li’s cello and guitar features and Cody Scott’s solo.

Starting in Latin (“Music Spread Thy Voice Around” by Handel), bouncing through “Lydia, The Tattoed Lady,” hypnotizing with “The Seal Lullaby” and culminating with the Grand Chorus’ uplifting rendition of Moses Hogan’s, “I’ll Make a Difference,” the students demonstrated skill in technique, affection for their director and “the world’s greatest accompanist” Dr. Valerie Stark, and love of music. It was a celebration of joy in music.

Next time you’re looking for reasonably-priced yet real entertainment, I recommend you look at your local middle and high school sports, band and music programs. You may be pleasantly surprised. As advertised, “see your students and friends in a new light.”

PERSONAL TO PARENTS OF LYNBROOK SENIORS: The Homecoming Game was tonight. While the team gave a good effort, Lynbrook came in second place. J However, there was more disappointment and heartache for seniors at Lynbrook Homecoming tonight. Apparently (I am hearing this third-hand thru several teens) due to a big point subtraction/DQ/demerit, Seniors took 3rd, while Sophomores & Juniors tied for 1st place. You may want to talk to your Lynbrook teens about feelings and how to handle loss. A lot of people were in shock and crying at the Homecoming Game tonight. Everyone worked so hard for so long to make Homecoming successful (losing a lot of sleep and gaining a lot of stress in the process). Learning how to handle disappointment is an important life skill.

Treats Not Tricks - Grandma Judy's Tips for a Fun & Safe Halloween
Grandma Judy's Rules for Halloween—Making sure You Get Treats not Tricks
My mother Judy Carr, like most children, LOVED Halloween. Most parents like me endure it. Combining an abundance of sugar-rush-inducing candy, the exuberant freedom from inhibitions due to make-believe and costumes and the often opposing ideas of "Halloween fun" between younger and older children can result in a disappointing feeling of being tricked when you expected treats.
Grandma Judy had the usual rules: walk, don't run; have at least 1 partner; only go to houses you know (or at least ones that are well-lit); don't touch the pumpkins or displays; don't eat any candy you received along the way, and listen to your chaperone.
Also, keep in mind the potential for rain, and plan accordingly. There’s nothing worse than wet shoes, a torn costume or a hard fall to spook youngsters and spoil the fun.









Grandma Judy's Tips for Halloween
1) Wear the right shoes! Maybe rain boots don't look right with Ariel's tail but they can help keep little ones from getting wet feet and catching cold.
2) Wear a turtleneck and leggings or thermal shirt and long-johns under costumes. Most commercially-made costumes are made of thin polyester or nylon. It's easy for children's body temperature to dramatically drop when they get cold. Even if you realize it right away, it's still a long trek back home with you looking like a ghoul, dragging along an uncooperative or sobbing child.
3) Make glow sticks and snap-together glow tubes part of the fun. We distribute a few glow sticks to each child – a necklace with one glow stick hanging in the back and one in the front at a minimum. The best way to make it fun for children is to incorporate them into the costume’s design – such as weaving it around the princess crown, making it into “jewelry” or attaching them to the costume or treat container.








4) Use reflective tape in costume and container design. Reflective tape wound around the pirate sword and pieces cut into the shapes of eyes, ears and mouth for the plastic pumpkin help a child be seen. Even better is to streamline – tape along the sides of legs and the arms of children. Or make a design on their backs – spell out BOO, for example.
5) Make a stopwatch part of the fun. If the total time allotted is 1 hour for trick-or-treating, the leader (adult or teenager in charge), sets it first for 30 minutes, then 20, then 10, then 5, then 3 then 1.
6) Plan out and map route in advance, leave it with the adult at home and stick to it. That way if someone does get hurt or lost, the parents know right where to go.
7) Bring at least 2 flashlights, 2 cells phones and 2 watches. Someone always ends up with a dead battery at the worst time, so doubling up is a good idea.
8) Bring along at least 3 pieces of your OWN candy so you can safely snack along the way.

How to Pet a Lion

Growing up, I always wanted a pet lion. I imagined myself presiding over a wild game preserve of animals, especially the big cats - lions and tigers, panthers and leopards. (Not surprisingly I later became involved in cat rescue organizations, fostering and socializing kitties for new families.)

I recently finished reading the book, "A Lion Named Christian" about Christian the Lion, the big cat in the "lion reunion" video made famous on YouTube. Did you know the owners (or as people say today, the "pet guardians"), actually bought (not adopted) the lion cub at Harrah's Department Store in London?

When I shared the story with my family, my oldest daughter immediately wanted to travel to Harrah's to buy a lion. Sorry, they no longer sell, nor adopt out, big pets there anymore.

When King John Elvis Presley (my youngest daughter's dear pet) recently died and moved up to kitty heaven, more than ever I felt a burning desire and NEED for our family to reconnect with a real live lion.

Fortunately, I knew where to go. Legally, I mean.

Back when my children were younger, we visited the West Coast Game Park Safari in Bandon, Oregon. Even though my children were small (my youngest was a toddler) we got to go inside the special teaching area to pet two white tiger cubs. It was very cool.

This summer, we made a detour (okay, a very long detour) to visit them again. We were in luck - in addition to the possum, skunk, anteater and red fox, everyone in our family got to pet two different big cat cubs - one was a lion and the other was a snow leopard. Interestingly, the lion's fur was much coarser as compared to the soft fur of the snow leopard.

So back to how to pet a lion ...

•1) Obey the lion handler's instructions.

•2) Wash your hands first. (Don't tempt the lion with the aroma of your steak sandwich.)

•3) Don't treat a lion, tiger or other big cat or cub like a dog or domestic cat.

•4) Sit or kneel quietly near their level and wait for the handler to bring the lion to you.

•5) Unless the handler says otherwise, don't let the big cat sniff your hand first. Anything put in front of a lion's face, including a human hand, is interpreted as food or fun-and an open invitation for the animal to bite, chew or engage in "mouth play" with it.

•6) Never chase, run after, pounce on or try to hug the lion for the same reason.

•7) Do pet only from the back of the neck/top of the shoulders and down. Always start by petting the back first, then depending on the cub's reaction, it may be okay to pet or pat their sides. However, if you start with the sides, a lion may interpret the pats as pokes or swats by a peer and begin typical lion play. (Again, you don't want that.)



Here is the link that shows some back footage when Christian the Lion is younger; about 2:40 into it is the reunion part, where the lion, who'd been introduced into the wild and hadn't seen the authors for over a year - sees them again. It's a real tear-jerker.

I've always suspected my rebellious tendency to take the road less traveled could benefit me in more ways than one. Today I received validation that my method of shopping saves me money each trip-and could do the same for you.

In today's HomeActions Newsletter was a WalletPop survey done on behalf of SmartMoney.com about little-known ways grocery stores get more money from consumers.

For years, I've traveled from left to right (clockwise) when shopping through a store, annoying my family members, who clamor to travel right to left (counterclockwise). It turns out Mom is right to be stubborn about this quirk after all. According to research by Sorenson Associates, that one simple habit, "shoppers moving counterclockwise spend $2 more per trip than those who go the opposite direction."

So take my advice and use the road less traveled when grocery shopping. Not only will you be able to annoy your family, you'll receive about $2 in savings per trip to do it.

Experienced R.E. Expert Michelle C. Carr-Crowe Helps Financially Stressed Homeowners

San Jose, Calif.—Local real estate consultant and top producing residential real estate agent Michelle C. Carr-Crowe of San Jose-based Altas Realty is also a Certified Distressed Property Expert© (CDPE©). While a few of her colleagues will begin taking CDPE classes at this week’s California Association of REALTORS® convention in San Jose, Carr-Crowe actively practiced her skills over the past year.

The Certified Distressed Property Expert (CDPE©) designation is offered through the Distressed Property Institute, based in Boca Raton, Fl. and launched in January 2008. It offers comprehensive training on how to handle short sales. The institute was founded by dynamic real estate veteran Alex Charfen.

Charfen and Carr-Crowe are colleagues connected through their membership in, and commitment to, the principles of the client-centered By Referral Only© program, developed by noted real estate coach Joe Stumpf, based in Cardiff-by-the-Sea, Calif. The two met at the organization’s annual strategic leadership conference.

“As the majority of my clients in the Lynbrook High, San Jose, Saratoga and Cupertino areas are financially conservative, I initially expected CDPE© education and training to be useful solely in helping my investor clients buying short sale and bank-owned properties at bargain prices,” says Michelle C. Carr-Crowe. “However, as I processed my first short sale, I remembered my mother Judy Carr’s perseverance and persuasive techniques in negotiating with buyers, sellers, thrifts, the FHA and HUD on what we called short-pays, (now referred to as short sales) during the Savings & Loan crisis of the 1980’s.”

“As I realized people I already knew and cared about needed a trusted professional to help them navigate through this new and treacherous financial terrain, I recalled asking her why she worked so hard on these paperwork-intensive, bureaucratically frustrating and emotionally draining transactions.”

“My mother looked at me and said, ‘If someone ethical like me doesn’t help them get out of trouble, they’ll be stuck working with the same crooks who got them into this mess in the first place,’” and when I asked her how that could happen, she explained.

One, clients are usually loyal and go back to whoever they worked with the first time;

Two, clients are embarrassed and feel it will be easier to talk with someone who’s already familiar with their private financial information rather than explain it all to a new, and perhaps judgmental, person; and

Three, those people already have their phone number, address and personal information, and many are actively soliciting people in trouble with automated phone calls, letters and late-night television ads, usually with too-good-to-be-true promises, such as walk away and owe nothing, together with advanced fee contracts.

Today, people in financial distress are also being bombarded over the Internet with unsolicited e-mail messages, often leading to Web sites with official-sounding names that are unaffiliated with the government programs actually designed to help homeowners.

“What I and my team first do is consult with a potential client to see if we can help them, whether it’s exploring a loan modification, introducing them to a seasoned loan consultant for a refinance or hard money second loan, or possibly selling the property, even if it’s in foreclosure, or negotiating a short sale,” says Carr-Crowe. “First, we find out what’s important to the client, and like a physician, ask the client to tell us the honest truth about everything going on so we can show them all of their options available so they can make the best choice for their family in their unique situation.”

Carr-Crowe has effectively counseled many homeowners who purchased homes since 2005 who are terrified about their current or near-future financial situations but are unsure of who to safely turn to.

“REALTORS® are in a position to help people avoid foreclosure,” says DPI founder Alex Charfan. “Like Michelle, they can be great catalysts for the recovery of this housing crisis.”

Nationally, only 12 percent of short sales are approved. Among CDPE© designated Realtors®, more than 80 percent of short sales are approved. According to the National Association of Realtors®, more than 45 percent of existing home sales in the fourth quarter of 2008 were foreclosures and short sales. In a short sale transaction, homeowners sell their property for less than the mortgage amount, but avoid the foreclosure process.

San Jose, Calif.—All five Cupertino area high schools of the Fremont Union High School District recently increased their Academic Performance Index (API) scores.

Cupertino High School led the way with a 39-point increase from 840 to 879—the highest in the district. Cupertino High also distinguished itself by earning the largest growth of all comprehensive high schools throughout Santa Clara County.
Fremont High School saw a 2-point increase to 741. Lynbrook earned a 6-point increase to 926. Homestead increased 7 points to 853. Monta Vista saw an 11-point increase to 935. Combined with Cupertino High’s stellar 39-point increase, the overall district increased 12 points.

Many new home buyers with children consider API scores heavily in their decision-making process when purchasing a home. With the continuing rise in API scores throughout the Cupertino schools in the Fremont Union High School District, both current and future homeowners can feel confident their children are benefitting from a consistent educational advantage.
